Obtaining an Attorney-Certified Title Opinion is a necessary step in the real estate closing process. According to North Carolina Law, a Title Insurance Binder / Title Commitment cannot be obtained without an Attorney-Certified Title Opinion. Attorney Certification is included in our Complete Package. By law, it s required that all Attorney-Certified Title Opinions be reviewed and attested to (certified) by experienced North Carolina Real Estate attorneys. Adding Attorney Certification to ANY order bolsters your specific search results with official verification from a highly experienced real estate attorney.

Obtaining a Title Binder/Title Commitment is an important step in the real estate closing process. Under North Carolina Law, a title search must be certified by an attorney before a Title Binder/ Title Commitment can be issued. If your goal is to obtain a Complete Package that is ready for closing, simply order the Complete Package and receive a Full 30+ year Title Search, Attorney-Certified Title Opinion & Title Insurance Binder / Title Commitment. Identifies and verifies the current owner of the property. Identifies all open mortgages and encumbrances on the property such as liens, judgments, or unpaid taxes. This search goes back to the deed which conveyed the property to the current owner. The examination/search covers the period of time in which the property has been owned by the current owner.

This search examines only the recent history of the property and is usually conducted 6 months or less after a previous Title Search was conducted on the property. An Update/Bringdown identifies all of the same encumbrances as any other title search, and is only available when a recent attorney-certified title search (or title insurance policy) is available to our team.

A TWO-Owner Search is a title search that examines the title of a property going back two out-of-family deeds. This Title Search provides peace of mind for lenders and buyers, & includes the same encumbrances and defects of title as are discovered in a full 30+ year Title Search. Tax status, open mortgages, restrictions on the land, judgments and liens on the owners in the chain of title etc. The minimum length of a TWO-Owner search is 24 months.

All pertinent, important, and relevant documents related to any search ordered from us will be included FREE OF CHARGE, however, other specific documents, unrelated to any search that was ordered are provided for a document retrieval fee of $45 (up to 10 pages in length). Any document specifically ordered through our Specific Document Retrieval service that is more than 10 pages in length carries an extra charge of $1 for each additional page.

Our Title Search and Closing Packages usually arrive 3 to 5 days from your order date. You will first receive an electronic copy of your file via the email you entered on the order form. Next, you will receive a physical copy of your package. The expedited fee will NOT be charged if you do not receive your order within 48 hours.

All completed orders will receive an electronic copy via email. A physical copy will also be sent to the physical address indicated on the order form. Expedited orders will arrive via email within 48 hours. Expedited physical packages available upon request.

Making sure to include specific information when filling out the order form will ensure that we know exactly what searches & services you want performed on each specific property. For RUSHED ORDERS, enter the $99 Expedited Fee beside each address/order you place in the “Order Information” box on the order form. Orders may be placed by submitting an order form, or by calling 252-382-5701.

Your order will arrive within 3-5 days. You will first receive an electronic copy of your file, sent to your email. Next, you will receive your physical package at the shipping address you entered on the order form. Orders can be expedited for a fee of $99, and will arrive the next day in most cases. Any expedited order not arriving within 48 hours or less will not be charged the $99 fee.

You will NEVER pay any hidden fees for copies. All policies on copies and document retrieval are clearly stated on this website. We will NEVER overcharge you for copies. We make sure to keep copy fees FREE of CHARGE in most cases.
